The feasibility engine generates 3 development options per site with full financial modelling — GDV calculation using regional Land Registry rates, BCIS build costs, professional fees, CIL liability, SDLT, bridging finance, and profit-on-cost analysis. It includes ±10% sensitivity analysis and residual land valuation aligned to RICS standards.

Every assessment is graded across 15 dimensions including legal framework, NPPF coverage, local plan coverage, design quality, heritage, biodiversity net gain, climate and sustainability, and planning balance. Scores range from Exemplary (38–45 points) to Inadequate (below 20), with adaptive scoring that excludes irrelevant dimensions.
